\” The Land Registry is the government agency responsible for recording ownership of land and property dealings. It maintains a public register and is vital in proving ownership of all land from houses, flats and offices to large landed estates.\”\r\n\r\nHM Land Registry safeguards land and property ownership valued at £7 trillion, enabling over £1 trillion worth of personal and commercial lending to be secured against property across England and Wales. The Land Register contains more than 25 million titles showing evidence of ownership for more than 87% of the landmass of England and Wales.\r\n\r\nAnyone buying or selling land or property, or taking out a mortgage, must apply to register for:\r\n

- unregistered land or property\r\n \t
- any new owner of registered land or property\r\n \t
- an interest affecting registered land or property, such as a mortgage, a lease or a right of way\r\n\r\nWhen considering each application, Land Registry use the law to decide whether and how it should be registered.\r\n\r\nOnce land or property is entered in the register, any ownership changes, mortgages or leases that affect it, would be recorded. too Anyone who suffers loss because of an error or omission in the register, or because the register needs to be corrected, will normally be compensated.\r\n
